Property taxes in Bucks County are based on your property’s assessed value multiplied by the applicable millage rate. But several programs can reduce what you owe. These exemptions and programs are often underutilized because homeowners don’t know they exist or assume they don’t qualify.

Homestead Exclusion

Pennsylvania’s homestead exclusion reduces the assessed value of your primary residence for school district tax purposes. In Bucks County, the exclusion amount varies by school district. You must apply through the Bucks County Board of Assessment and own and occupy the property as your primary residence.

To qualify, file an application with the county. Once approved, the exclusion remains in effect until you move or the property is no longer your primary residence. You do not need to reapply annually.

Property Tax/Rent Rebate Program

This state-funded program provides rebates of up to $1,000 (or more with supplemental rebates) to qualifying homeowners and renters. Eligibility:

Applications are filed annually with the PA Department of Revenue (Form PA-1000). The deadline is typically June 30, but extensions are common. Verify the current income limit at revenue.pa.gov , as it adjusts each year.

Disabled Veterans Real Estate Tax Exemption

Under Article VIII, § 2(b)(vi) of the Pennsylvania Constitution, any honorably discharged veteran with a service-connected disability who is 100% disabled (or rated as unemployable) may be exempt from all real property taxes on their primary residence. The exemption must be approved by the State Veterans’ Commission and the county Board of Assessment.

This is a complete exemption , it eliminates all county, municipal, and school district property taxes. Surviving spouses of qualifying veterans may continue to receive the exemption as long as they remain in the home and do not remarry.

LOOP (Longtime Owner-Occupants Program)

Some municipalities in Bucks County participate in the LOOP program, which freezes property tax assessments for longtime homeowners in gentrifying areas whose assessments have increased significantly. Eligibility varies by municipality. Check with your local tax office for availability.

Act 1: Property Tax Reduction Allocations

Act 1 of 2006 provides for property tax reduction through gambling revenue. School districts receive allocations from the state that are used to reduce homestead property taxes. The reduction appears as a line item on your school tax bill and is applied automatically if you have an approved homestead exemption.

Bucks County Assessment Appeals

If your property is over-assessed, you can appeal. An assessment appeal isn’t technically an “exemption,” but it achieves the same result; a lower tax bill. See our detailed guide on property tax assessment appeals in Bucks County .

Don’t Leave Money on the Table

Many Bucks County homeowners qualify for one or more of these programs and don’t apply. The homestead exclusion alone saves most homeowners several hundred dollars per year. If you’re a senior, a veteran, or on a fixed income, multiple programs may apply simultaneously.
